Enter the date you received the tenancy deposit and instantly see the 30-day deadline for protecting it in a government-approved scheme.
Under the Housing Act 2004, landlords must protect every assured shorthold tenancy deposit within 30 days of receiving it using one of three approved schemes: Deposit Protection Service (DPS), MyDeposits, or Tenancy Deposit Scheme (TDS). You must also provide the prescribed information to the tenant within the same 30-day window.
Failure to protect on time means you cannot serve a valid Section 21 notice, and tenants can claim a penalty of 1–3× the deposit amount.
