The compliance requirements every UK landlord must meet

UK landlord compliance is not a single obligation — it is a collection of legal requirements that span property safety, tenancy administration, and local licensing. Understanding each one, and the consequences of missing it, is essential for any landlord.

Annual requirements

Gas Safety (every 12 months) If your property has any gas appliances — boiler, hob, fire — you must arrange an annual gas safety inspection by a Gas Safe registered engineer. The resulting CP12 certificate must be given to existing tenants within 28 days and to new tenants before they move in.

The penalty for non-compliance: up to £6,000 per offence, and you cannot serve a valid Section 21 notice.

Every five years

EICR (Electrical Installation Condition Report) Since April 2021, all private landlords in England must have the electrical installation inspected at least every five years. The report must be given to tenants within 28 days and remedial work completed promptly.
